History
Page Marketing Consultants has a long history with Frank Lanzillotta Real Estate Broker from Home Life /Superstars Real Estate Limited from 23 Westmore Drive , Suite #102 in Toronto Ontario M9V 3Y7 from June-July 2012. Initially Frank Lanzillotta had a booth at the Dr Fleas in Etobicoke, but moved to the now closed Dixie 401 Outlet Mall. Initially he approached our digital marketing agency to establish a booth and build the website for the Dixie 401 Mall.
In late August 2012, the business management team of the Fantastic Fleamarket at the lower level Dixie Outlet Mall approached Page Marketing and Frank Lanzillotta for a proposal for digital marketing services. In early September and agreement was signed between Page Marketing and the Fantastic Fleamarket with the help of Frank Lanzillotta.
From September 2012 to January 2023 Page Marketing assisted Frank Lanzillotta Real Estate Broker in advertising residential, commercial and industrial listings through Kijiji Toronto numerous times with some success. Page Marketing asked Frank Lanzillotta in 2020 if Home Life /Superstars Real Estate Limited provides them with a website. He indicated that they do, but they all use the same template and he was interested in have a unique design of his own.
Real Estate Website Project
In 2020-2021 Page Marketing Consultants proposed to Mr Frank Lanzilotta to build a Real Estate Website using the wordpress theme. The consulting team chose the free Realty Space Theme from Themeforest.com. We especially liked the header slider which rotated three 1200×1600 pixel pictures for the home page and below it space for posts and widgets on the right side. You can take a look at the full website demo here at this link: https://smthemes.com/realtyspace/page/46/ and https://smthemes.com/demo/realtyspace/
Although it was a free theme, it was very easy to use and customize
The above pictures are snapshots of the home page in parts. The most difficult part of the project is to write the content and list of real estate services:

Your Dedicated Real Estate Agents in the Greater Toronto Area (GTA)
Buying or selling property can be a daunting challenge in the real estate market today. It requires the right amount of expertise, marketing and timing for a successful outcome. The real estate market in the local and Greater Toronto Area in the year 2022/2023 has been very volatile and fast changing which require the need to employ the services of an experienced professional real estate agent. With an estimated 50,000+ real estate agents in the GTA region one must do a lot to stand out. The traditional approach of meeting clients in person as well as doing open house events is still important today, but digital marketing technology is changing that relationship. Now a real estate agent has to have a website, CRM, e-mail communication platform and a social media presence to connect more effectively with prospective clients. Omni channel marketing is necessary for real estate agents to stand head and shoulders above the competition.
One real estate brokerage namely Home life/Superstars Real Estate Limited offers among the best services in the industry and they have ranked in the top three firms in sales over the last 10 years. An outline of the services offered by the company is proof of the company’s intent to provide the best Real Estate Agent service in the GTA. The company offers various services to both buyers and sellers of property. You can check out the website link here: https://www.homelifesuperstars.com/
Home Life/ Superstars Real Estate Brokerage Limited offices is located in Etobicoke , Ontario and one of its top agents is Frank Lanzillotta. Frank is a real estate broker with over over 25 years of experience in helping clients to buy and sell residential, commercial and industrial properties.
Dickens Macwan is the newest edition to Frank’s team and has been a real estate agent with Home Life/ Superstars Real Estate Brokerage Limited for the past 7 years. He has considerable experience in residential, condominium and industrial real estate activities.
If you are selling your residential property, Frank Lanzillotta/ Dickens Macwan will do a thorough analysis of the neighbourhood characteristics to determine its market value. It may include a market survey and looking at sales statistics only available to realtors. He will also undertake a home inspection as well as an appraisal with qualified real estate professionals.
Next they will develop a marketing plan that may include a listing on the MLS (Multiple Listing Service) that provides details of a client’s property to a network of real estate professionals looking to match your home with a buyer. There will also be a promotion on REALTOR.ca which is a public portal that averages 4 million unique visitors monthly.
The team will also promote open house events for other realtors and the public. They will also place advertizing in newspapers, speciality publications and online using social media platforms.
Also there is the home preparation where the team will help you with advise and professional help to enhance the saleability of the house.
Lastly the team will identify people who are likely to be interested in your home and qualified to buy it. They will assist you in negotiating a better offer, act as a mediator between you and the buyer and participate in drawing up a legal binding contract that protects your interest.
Buyers on the other hand also stand to benefit from the services that the Frank Lanzillotta/ Dickens Macwan offers. First, he will ask you the need to move and buy a house and identify time constraints that are putting pressure on your situation such as a new job or family situation.
Next, the team will help you identify what you want in your new residence. Is it more room for an expanding family, a pool or garage or a particular design. Is it being in a neighbourhood that is close to a school, retail, work or public transit?
The team will also compares your needs, want and budget to what is available on the market and provide a recommendation to save you time and money. They will accompany you to view homes in the neighbourhood, verify information and recommend the use of professionals to assist in the process.
Next, the real estate agent will check the MLS to identify listed properties in a particular neighbourhood(s) that you are interested in living in and provide a number of options. Real estate agents and brokers have extensive knowledge of financing choices available to homebuyers. That means that they can evaluate mortgage options and obtain financing the most attractive prevailing rates and terms.
Lastly a realtor will assist in negotiating an offer, act as a mediator to head off potential conflicts between you and the seller, and draw up legally binding contracts.
If you are buying and selling a condominium Frank Lanzillotta/ Dickens Macwan can help you navigate the complex process of dealing with this kind of real estate property.
Technically, a condominium is a collection of individual home units and common areas along with the land upon which they sit. Individual home ownership within a condominium is construed as ownership of only the air space confining the boundaries of the home. The boundaries of that space are specified by a legal document known as a Declaration, filed on record with the local governing authority. Typically, these boundaries will include the wall surrounding a condo, allowing the homeowner to make some interior modifications without impacting the common area. Anything outside this boundary is held in an undivided ownership interest by a corporation established at the time of the condominium’s creation. The corporation holds this property in trust on behalf of the homeowners as a group—it may not have ownership itself.
Condominiums have conditions, covenants, and restrictions, and often additional rules that govern how the individual unit owners are to share the space.
Are you buying and selling commercial real estate Frank Lanzillotta/ Dickens Macwan can help you with that situation.
Commercial real estate is property that is used exclusively for business purposes and that is leased out to provide a workspace rather than a living space. Ranging from a single gas station to a huge shopping center, commercial real estate includes retailers of all kinds, office space, hotels, strip malls, restaurants, and convenience stores.
There are four primary types of commercial property leases, each requiring different levels of responsibility from the landlord and the tenant.
- A single-net lease makes the tenant responsible for paying property taxes.
- A double-net (NN) lease makes the tenant responsible for paying property taxes and insurance.
- A triple-net (NNN) lease makes the tenant responsible for paying property taxes, insurance, and maintenance.
- Under a gross lease, the tenant pays only rent, and the landlord pays for the building’s property taxes, insurance, and maintenance.
Commercial real estate is categorized into different classes. Office space, for example, is divided into one of three classes: class A, class B or class C.
- Class A represents the best buildings in terms of aesthetics, age, quality of infrastructure and location.
- Class B buildings are usually older and not as competitive price-wise as Class A buildings. These buildings are often targeted by investors for restoration.
- Class C buildings are the oldest, usually over 20 years of age, located in less attractive areas and in need of maintenance.
A commercial real estate firm advises on how to best negotiate lease agreements that will attract and keep tenants, a useful service for property owners who need to strike a balance between maximizing rents and minimizing vacancies and tenant turnover. Turnover can be costly for owners because space must be adapted to meet the specific needs of different tenants — say if a restaurant is moving into a property once occupied by a yoga studio.
Are you buying and selling industrial real estate Frank Lanzillotta/ Dickens Macwan can help you with that situation.
Industrial real estate can be defined as land and buildings which accommodate industrial activities including production, manufacturing, assembly, warehousing, research, storage and distribution.
There are three classes of industrial buildings-Class A, Class B and Class C. Class A buildings typically represent the newest and best quality structures that exist in the market. They usually have high income tenants with low vacancy rate and high cap rates when fully leased.
Class B properties are usually older builders, but can be new buildings without the bells and whistles. The rental income of this class of property is lower than Class A owners. Class B properties can be viewed as higher risk to buyers due to potential vacancy issues.
Class C properties are buildings which are usually 20 years old, have multiple deferred maintenance issues and are sometimes located in less desirable areas.
There are many different types of users for industrial properties and there are different types of structures associated with them. They are Industrial built to suit or prefab; bulk warehouses, flex warehouses, heavy manufacturing, light assembly, cold storage, data centres, industrial showrooms and research and development facilities.
In conclusion whether you are buying or selling residential, condominium, commercial or industrial properties you need a team of professional real estate agents and brokers with 25 years of experience and a proven track record of results. Frank Lanzillotta and Dickens Macwan is that team with a combined background of electrical engineering and export business industry knowledge that is simply head and shoulders above the competition.

Change of Website Project Design Theme late 2022-Early 2023
In December 2022 Mr Frank Lanzillotta and his new business partner Mr Dickens Macwan liked the original website design, but they were looking for a new design with a static (non-sliding header), a better and easier to use home page and a number of pages to be used to list properties not using the IBX system. In addition the real estate agents wanted less content, but easy to edit on real estate specializations pages plus a box for clients/customers to input their contact information. Page Marketing found a new design that is interesting.
This design from Responsive Theme is cleaner, easier to edit and has a tighter content with contact information box on every page. Also there is lots of room for videos linked from YouTube.com. You can check out this template through this link https://cyberchimps.com/template/?view=real-estate.
Unfortunately this wordpress theme design does not have the IDX/MLS by IDX Broker-Multiple Listing Service Search which can cost a Real Estate broker or agent between $45-70/month. That is why real estate brokerages hire digital marketing agencies to design websites with IDX/MLS search boxes for the home or general pages. (source:https://www.iprorealty.com/)
Accepting Technological Change in 2023-Using Marketing Automation Systems
Mr Frank Lanzillotta and Mr Dickens Macwan were quite happy with the restructuring of https://www.franklanzillotta.com and wanted to keep it to put their own listings on from https://www.homelifesuperstars.com/. However, Page Marketing wanted to propose a new approach to digital marketing for real estate agents. Most agencies can, given enough money, build a top flight interactive website costing between $50,000-$100,000, but, does it provides functions such as a CRM (customs relationship management) to capture leads or a newsletter to capture e-mail addresses or social media feed on Facebook.com, Instagram.com or X.com to provide up to date information to potential clients. Are there provisions for landing pages to capture leads with the NAP (Name, Address and Phone Number) of the professional service provider.
Marketing Automation Defined
Marketing automation is the use of sophisticated software platforms to automate both routine and complex marketing processes, reducing costs and improving effectiveness. It allows firms to simultaneously personalize and scale their marketing programs.
The feature sets in marketing automation platforms vary widely. Some of the most common features include:
- Email marketing
- Forms and landing pages
- Database of leads, prospects, and clients (CRM)
- Campaign management and cross-platform integration
- Lead scoring and management
- Social media marketing
- Search engine optimization support
- Content marketing
- Analytics
(Source-https://hingemarketing.com/blog/story/professional-services-marketing-automation-a-roadmap-for-success)
The marketing automation market grew from $750 million in 2023 to $14, 185 billion in 2024 (https://www.emailmonday.com/marketing-automation-statistics-overview/)
This means that the high level of investment in the marketing automation market motivated the computer software industry to develop SAAS (software as a service ) to automate the marketing function for B2B companies which are significantly faster then B2C counterparts. No matter how large and powerful an SEO or digital marketing agency is, they do not have the finance capital of computer science expertise to develop marketing automation software with development cost that can run from $25,000 to several million.
SEO agencies and professional services clients have been forced to contact and engage with SAAS companies that could provide an all in one solution for as little as $700 per year up to $12-25, 000 to help companies set up to use some systems.

Next we looked at the website addon options and we selected Social Stream which connect your Facebook.com and or Instagram.com account to a news feed related to real estate news. The goal is to provide information to potential clients that the real estate agent has current data and trends that they have to call them if they want to buy a house.
The Social Stream actually worked well as it was feeding daily content to the Facebook for Business page and payment of $20 was due at the end of the 45 day trial period. Although the team did not get any leads it was determined after a review that it was too soon to disconnect it.

What can be Improved
-Cost to use the IBX property search option is somewhat high
-
“Does not include contacts/prospects who we “lost” and the reasons we “lost” those clients (lost to competition, decided not to buy, etc.). I received a referral from a client spouse.”
-
“You must individually remove each month for each client – OMG. Their online tutorials are limited and feeble.”
-
“It does not integrate with zipforms. No closing transaction piece.”
